What is modular construction in the UK?

Modular construction is a modern building method where sections of a building, known as modules, are manufactured off-site in a controlled factory environment. Often, interiors such as kitchens, lighting, and heating are installed during this process. The modules are then transported to the site and assembled quickly, safely, and efficiently. This approach enables faster construction, consistent quality, and minimal disruption compared to traditional building methods.

Do I have to compromise on my building if I go modular?

No, if you engage a modular builder from the start, there should be no compromise on the solution.

If we take a standard 3-bedroom house, once built to the same spec, both a modular home and a traditionally built home would look and function very much the same; the owner would not be able to tell the difference.

Are modular buildings permanent or temporary?

Both. We install both permanent and temporary buildings; however, 90% of the projects we produce are permanent.

We also have a temporary modular accommodation solution that is built to be relocated and has a lifespan of over 60 years.

What are the advantages of modular buildings compared to traditional construction?

What is the lifespan of a modular buidling?

Modular buildings last just as long as traditional buildings. Rollalong’s modular structures are built using durable materials in a controlled factory environment and are accredited for a 60-year design life, matching the lifespan and performance of conventional construction.

Can modular buildings meet UK building regulations?

Yes, all good modular building suppliers see building regulations as a minimum requirement and should be able to offer you a solution that is best-in-class in terms of compliance.

How long does it take to design and deliver a modular building?

We typically move from concept to RIBA Stage 3 design (ready for planning) in just 6 weeks. We then allow a further 4–6 weeks to complete RIBA Stages 4 and 5. Thanks to standardisation, modular companies can significantly accelerate the design process.

Production times vary with building size, but a standard modular building can pass through our factory in around 4 weeks. Altogether, this means a typical project takes roughly 14 weeks from initial idea to handing over the keys.
